Terms and Conditions

  1. Reservation Confirmation and Deposit: Your reservation at the esteemed Jamaica Beach RV Resort is not considered as formally confirmed until you pay a distinct and unique reservation number from our booking department. Moreover, a prerequisite of the reservation confirmation includes the payment of a specific deposit amount. The precise amount for the deposit will be made known to you during the process of making a reservation, and this deposit is obligatory for securing your booking with us. We would like to make it clear that the rates quoted to you at the time of the reservation process are subject to change and may experience modifications without prior notice or intimation to the guests. These rate fluctuations occur due to various factors including, but not limited to, seasonal changes, availability of accommodation, and demand.
  2. Rights of Guests: The rights that are granted to registered guests at Jamaica Beach RV Resort are conveyed through a revocable license agreement. This license can be revoked, suspended or terminated at any point in time, solely at the discretion of the resort management. This particular clause is important to note, as guests should understand that this license does not in any way constitute a tenancy or lease agreement, and guests should not construe their stay at the resort as such.
  3. Liability Disclaimer: The management of Jamaica Beach RV Resort assumes absolutely no responsibility or liability for any accidents, injuries, or loss from any cause. This includes, but is not limited to, injuries to individuals or pets, or loss or damage of personal property due to fire, theft, accidents, or acts of God. Additionally, the use of certain recreational equipment such as skateboards, rollerblades, bicycles, or running on handicap ramps and decks is strictly prohibited within the premises of the resort. We expect our guests to strictly adhere to these rules and regulations for their safety and the safety of other guests. 
  4. Behavioral Conduct: Jamaica Beach RV Resort works tirelessly to provide a serene, comfortable, and enjoyable environment for all our esteemed guests. Any activities that are deemed obnoxious, offensive, or disruptive that could potentially interfere with the enjoyment or comfort of other guests utilizing our facilities will not be tolerated. Guests are kindly requested to respect the rights and comfort of others during their stay at our resort.
  5. Management Rights: The management of Jamaica Beach RV Resort reserves the right to refuse service or discontinue service to any individual or group at any given time, for any reason. This includes, but is not limited to, the condition and/or type of camping unit being used, the number of people per site, or any other factors that management perceives to be in violation of the resort’s policies, rules or regulations.
  6. Enforcement of Behavioral Conduct: In the event of obnoxious or offensive activity, as determined by the resort management, the parties responsible for such activities will be required to leave the resort immediately. The enforcement of this clause will be executed without any refund of fees or deposits.
  7. Sales and Refund Policy: Please be aware that all sales at Jamaica Beach RV Resort are final. The resort strictly maintains a zero-refund policy, with the sole exception of circumstances as outlined in clause 9 below.
  8. Pet Policy: Guests with dogs are required to keep their pets on a leash at all times and to clean up after them promptly. Aggressive dogs are not permitted within the boundaries of the resort. For convenience and enjoyment of your pets, a designated area is provided near the front of the resort where dogs can be unleashed. Please note that pets are not allowed in the pool areas, clubhouse, or bathrooms within the resort.
  9. Force Majeure: This clause comes into effect in circumstances that are beyond the control of either party, these are referred to as “Force Majeure” events. These events include but are not limited to, natural disasters such as hurricanes, floods, fires, earthquakes, tornadoes, severe weather conditions, acts of God, or changes in the ownership of Jamaica Beach RV Resort. In the above scenario, it may become impossible or impractical for Jamaica Beach RV Resort to provide the services as initially agreed upon at the time of reservation. In such situations, the following policies will apply: a) Refund of Deposits: Jamaica Beach RV Resort will make every conceivable effort to refund the deposits paid by the guest. However, this refund will be executed after the deduction of any processing fees, taxes, or third-party fees that may have been incurred as a result of the processing of that transaction. The determination of what constitutes processing fees, taxes, operational costs and third-party fees will be at the sole discretion of Jamaica Beach RV Resort. b) Deposit Transfer: As an alternative to a refund, guests may opt to transfer their deposits to any sister properties of Jamaica Beach RV Resort, if such properties exist. The feasibility of transferring deposits will be subject to the availability, capacity, and other considerations at the sister properties, and the transfer itself is under the discretion of both the Jamaica Beach RV Resort or any of the sister properties at the time of a deposit transfer request. Please be aware that the terms and conditions at these sister properties, including but not limited to rates, amenities, and rules, may differ from those at Jamaica Beach RV Resort.
  10. Rate Changes: Reservation rates displayed at the time of booking may not reflect the actual rates at the time of check-in, as these rates are subject to change based on factors such as seasonal changes (i.e., transition from summer to winter rates) and other operational considerations. We encourage guests to verify the current rates at the time of check-in to avoid any confusion or misunderstandings.

  11. Updated Cancellation Policy Effective: 12-28-2023
    This policy overrides any previous policy as it relates to the following:

    Reservations that are less than 1 (one) month:

    (a) You must pay a non-refundable $50.00 deposit. 
    (b) You must provide at least a week’s notice of cancellation, rescheduling, or changing dates.
    (c)  We will hold your deposit amount on your account and this can be used to book a future reservation within 1 (one) year.
    (d) Any reservations rescheduled, canceled, or changed within a week will cause your deposit to be forfeited and require another deposit to book. 

    Reservations for greater than 1 (one) month: 

    (a)  You must pay a non-refundable $100.00 deposit. 
    (b) You must provide at least a month’s notice of cancellation, rescheduling, or changing dates.
    (c)  We will hold your deposit amount on your account and this can be used to book a future reservation within 1 (one) year.
    (d) Any reservations rescheduled, canceled, or changed within a month will cause your deposit to be forfeited and require another deposit to book. 
    (e) Your deposit will be automatically applied to the last month’s rent. 
    (f) Guests that are currently on the property and shorten their stay by a week or more without 30 day’s notice will be charged an additional $100.00 fee.

    NO refunds will be issued for early checkouts or cancellations!

    This policy allows us to have time to rebook your reservation again. Thank you for your understanding and continued support!


  12. Cancellations, Updates & Refund Policy: There are no refunds on deposits or on any payments. All sales are final. However, if you meet the following criteria you may be eligible to apply your deposit as credit towards a future reservation:

    Reservations that are one week or less
    : if you notify us right away (a week before your arrival date), your deposit will be transferrable to another reservatoin for up to twelve (12) months from the date of your original booking, subject to availability.

    Reservations that are a month or more:
    if you notify us at least a month before your arrival date, your deposit will be transferrable to another reservation for up to twelve (12) months from the date of your original booking, subject to availability.



  13. We highly recommend that guests notify us as early as possible regarding any changes or cancellations to their reservations to avoid forfeiting their deposit. Any fees associated with the processing of the booking are strictly non-refundable.
  14. Modification Policy: If you wish to modify your reservation in terms of dates, type of accommodation or any other aspect, you must notify us immediately (within a week) for reservations that are a week or less, or within a month of arrival for reservations that are a month or more. If we are not notified in advance according to this policy, then your deposit will be non-transferrable. Furthermore, please note that modifications are subject to availability and may incur additional charges. The acceptance of any modifications is solely at the discretion of the Jamaica Beach RV Resort management.
  15. Check-in and Check-out Policy: The standard check-in time at Jamaica Beach RV Resort is 1:00 PM, while the check-out time is 12:00 PM. Early check-ins and late check-outs may be accommodated depending on availability and could be subject to additional charges. Guests who fail to check-out by the specified time without prior arrangement may incur additional charges. Checkin for all Cottages is 4:00PM.
  16. Safety and Security: Guests are solely responsible for their safety and the security of their possessions at all times during their stay at Jamaica Beach RV Resort. The resort management will not be held responsible for any loss, damage, or theft of guests’ personal items.
  17. Amenities and Services: The Jamaica Beach RV Resort offers a range of amenities and services which are detailed on our website and in our promotional materials. However, from time to time, certain amenities or services may be unavailable due to maintenance work or other unforeseen circumstances. The management takes no responsibility for any inconvenience caused due to such situations.
  18. Dispute Resolution: Any disputes arising out of or in connection with the reservation or stay at the Jamaica Beach RV Resort, including any question regarding these terms and conditions, shall be addressed directly with the resort’s management.
  19. Governing Law: These terms and conditions and any dispute or claim arising out of or in connection with them or their subject matter or formation (including non-contractual disputes or claims) shall be governed by and construed in accordance with the law of the state where the Jamaica Beach RV Resort is located.

These terms and conditions are intended to ensure that every guest of the Jamaica Beach RV Resort has an enjoyable and comfortable stay.
